To give you a fair market value offer, we need to understand the current condition of the home in order to calculate the value. We know it can be intrusive to have someone in your home, but we promise to be courteous and respectful.
During the visual inspection, we will be taking pictures of every aspect of the property. We will want access to all rooms, closets, and even the crawl space or basement. We are trying to really understand the condition of the property. Remember, we will be purchasing, fixing, and ultimately investing in the property. To give you a fair market value offer, we need to understand the current condition of the home in order to calculate the value. We know it can be intrusive to have someone in your home, but we promise to be courteous and respectful.
There are no hidden fees. What you can expect from selling your home to us, is that we will cover all the closing costs, including title search and title insurance fees. A contract will be signed for the purchase of your property and that is the amount that will be disbursed to title. When closing a realestate transaction, the title company requires that any liens be cleared. If there are title liens or other charges that have been imposed by the city, home owner's associations, contractors (or other entity) and must be cleared before the title can be transferred. The title company will pay those liens and fees off before funds are disbursed to the seller. Those types of deductions are not imposed by payforhouses.com, but are cleared and paid by title, in behalf of the seller, in order to ensure clear transfer of title. Payforhouses.com will not know about these types of fees of charges until the title company has completed its title search processes.
Payforhouses.com is not a realestate agency or brokerage firm and does not employ realestate agents. We will not charge you a fee to purchase your property. We are the buyer and we will sign a legally binding purchasing contract with memorandum with the Seller giving payforhouses.com exclusive rights to purchase the property. We do not represent the owner in anyway. We are NOT brokers and do not represent ourselves as such.
Yes, we will still purchase your property if a tenant is living in it. Payforhouses.com will partner with attorneys and local property managers to ensure all tenants are treated legally, lawfully, and with up-most respect, honoring any existing leases and working within the confines of the law to manage the property. In summary, you do not have to worry about your tenant, we will take care of everything, the way it should and needs to be handled.
We determine the offer based on where the property is located, the repairs needed to bring it to like new condition, the time needed to make the repairs, the as-is condition of the property, and any associated costs to rehab and rent the property. During the entire process, we will be transparent about our estimates for repairs, timelines, and why we came up with the offer that is being presented to you.

As part of our initial discovery meeting, we want to understand your goals. We also want to understand what you want and don't want out of the right solution for your house. If you want to sell the house, but don't want the large capital gains for the large up-front sum, we also offer owner financing options. We are not accountants or tax consultants, so we cannot give advice on tax situations, but we encourage you to speak to a licensed accountant. However, In simple terms, when you are selling your house through owner financing, you become the bank. We create an owner financing note, we get added to the title as owners, you become the first position lien holder, and we pay you the monthly payment based on a set term, while we also take care of the taxes and insurance. You get all the re-course options of a bank along with the monthly cashflow, without the headache of owning a home and dealing with tenants.
